Zatečení do nemovitosti
Mnoha lidem to přijde semozřejmé, ale pojišťovny mohou mít jiný názor. Je zatečení dešťových srážek do Vaší nemovitosti opravdu likvidní z Vaší pojistné smlouvy? Doporučil bych to zkontrolovat dříve, než k takové škodě dojde.
Není to ještě tak dávno, kdy by Vám prakticky každý pojistitel při zatečení do nemovitosti oznámil, že Vám takovou škodu nezlikviduje. Důvodem je to, že u většiny pojistných smluv byla pojištěna pouze vyjmenovaná rizika, mezi něž prosté zatečení dešťových srážek nepatřilo. Jedinou možností, jak zatečení likvidovat, jsou případy, kdy je samotné zatečení následkem poškození budovy jedním z pojištěných rizik. Tím může být například krupobití, vichřice nebo tíha sněhu a námrazy. To je však potřeba pojisteli dostatečně prokázat. Tenchnik pojistitel obvykle provádí prohlídku vzniklé škody a místo poškození budovy požaduje předvést. Pokud neuvidí poškozenou střechu, okapový systém nebo opláštění budovy, máte, jak se říká, smůlu.
Později pojistitelé v rámci vzájemné konkurence začali dávat jako bobus to, co se občas stává a obvykle to příliš nestojí. Uvědomění si, že následkem zatečení bývá poškození maleb a omítek a v horších případech i poškození podlahy nebo koberce, pomohlo odstranit negativní náladu pojištěných klientů, kteří byli rozhořčeni, když zjistili, že jim jejich smlouva škodu nekryje.
Bez větších průzkumů se dá odhadnout, že jsou na trhu tři druhy klientů. Prvním, o kterém zatím bebyla řeč, je ten, ketrý má pojištěnu nemovitost a domácnost takzvaně na všechna rizika (All risks). Pod toto pojištění obvykle riziko zatečení do nemovitosti spadá, pokud splňuje záklaní definici pojistné události, jako události náhlé a nečekané. Druhým typem klientů jsou ti, kteří mají relativně novou smlouvu, která kryje vyjmenovaná rizika, ale v rámi výběru pojistitele si pohlídali, že tam mají pojištěno i zatečení dešťových srážek. Třetím typem klientů jsi ti, kteří mají již roky stejnou pojistnou smlouvu, která kryje pouze vyjmenovaná rizika, a o likvidaci škody způsobené zatečením se jim může maximálně tak zdát.
Jaké je tedy doporučení? Podívejte se na svou smlouvu, kterou máte doma. Vím, že to není žádná velká zábava, ale pomůžete tím sami sobě, když nebebudete spoléhat na to, že to nějak dopadne. Právě Vy totiž můžete být tou vyjímkou, která potvrzuje pravidlo, a škoda zrovna u Vás může být hodně veliká. Pokud toto riziko nemáte pojištěno, pak nechte smlouvu buď přepracovat, nebo ji při první příležitosti vypovězte a sjednejte si novou. Možná budet překvapeni tím, že u širšího rozsahu pojištění nakonec ještě ušetříte.
